Raw ground is the hardest asset to price, because the value is in what it could become rather than what it earns today.

How we price it

Land does not trade off a rent roll, so a comparable sale in isolation tells you very little. We work back from what the ground can actually carry: permitted use, utilities at the property line, detention and floodplain, access and curb cuts, and what a builder will realistically pay once those costs are known.

That analysis happens before we quote a number, not after an offer arrives.
